Commercial real estate investor, developer and asset manager, Firethorn, has secured planning permission to redevelop its 9.75-acre site on Norreys Drive, Maidenhead, into a three-unit industrial park.
The Royal Borough of Windsor & Maidenhead has granted permission for the demolition of the existing buildings and delivery of approximately 205,000 sq ft of new industrial and logistics space, accompanied by office accommodation and outdoor amenity space.
Firethorn acquired the site in December 2025. Situated in an established business district, adjacent to the Concorde and Vanwall business parks, it has operated as a manufacturing facility for 70 years, with previous occupiers including Beecham’s, GSK and Haleon PLC.
Once operational, the site is expected to support up to 530 full-time equivalent jobs, and generate an estimated £17.6 million in annual economic value for the local economy. A further 80 jobs are expected to be created during construction.

Norreys Drive is located adjacent to Junction 9A of the A404(M), less than one mile of Junction 8/9 of the M4, providing strategic connections to the M25 and central London, as well as the wider M4 and M40 corridors. The site is within 15 miles of Heathrow Airport, and London Paddington is 25 minutes away by train.
Work is due to start later this year, with completion expected in early 2028.
