Topland Vintage scores hat trick at Reading Bridge House

Three lettings totalling 13,000 sq ft have been secured in quick succession for landlords Topland Vintage at Reading Bridge House by joint agents Vail Williams and LSH – this follows 25,000 sq ft of lettings in 2025. The landmark office building is next to the River Thames in Reading, Berkshire.

Privately-owned investment vehicle Topland Vintage Group have secured three lettings in quick succession at a landmark office building next to the River Thames in Reading.

Property consultancy Vail Williams and joint agent Lambert Smith Hampton (LSH) have successfully concluded deals totalling 13,000 sq ft at nine-storey Reading Bridge House.

The hat trick of lettings comes in the same month as the football World Cup in the USA, Canada and Mexico.

Fast-growing bid writing specialists Kittle Group has taken 9,300 sq ft on the second floor, expense management platform Webexpenses 2,000 sq ft on the seventh floor and Reed Recruitment 1,700 sq ft on the fourth floor.

Lease terms for the three lettings at the 113,000 sq ft Grade A office building at the heart of the town centre remain undisclosed.

The flurry of lettings follows deals for 25,000 sq ft concluded in 2025 by the joint agents, welcoming four new tenants and facilitating the expansion of one existing occupier’s space.

Vail Williams’ associate Andrew Baillie, partner Guy Parkes and surveyor Sam Thomas work on the account and continue to attract high-quality occupiers to a property renowned for low total occupation costs, high specification and great on-site amenities.

Space totalling 25,802 sq ft is currently available, with suites ranging from 2,000 sq ft to suites of 6,500 sq ft.

Andrew said: “Reading Bridge House has undergone a comprehensive refurbishment, enhancing its facilities with a brand-new, upgraded café and reception area and it is no coincidence that we continue to see strong demand.

“It offers cost-effective and quality space at the heart of the town centre and just yards from the mainline railway station and Elizabeth line, with occupiers enjoying a convenient and elevated amenity experience designed to better meet their needs.

“Tenants today demand high quality, activated space with flexibility to suit their changing needs – we meet those at Reading Bridge House, at the heart of the Thames Valley’s regional commercial centre.

“World leaders in finance, IT, global communications and a high concentration of FTSE 100 companies have their headquarters in the Reading area, which is a city in all but name, and it is easy to see why and come together at Reading Bridge House as a business community.”

Steve Pope, group director of property and asset management at Topland Vintage Group, said: “The hard work the various members of our leasing team, both internally and externally, have put in, has paid off in getting these deals over the line and generating real interest and momentum at Reading Bridge House.

“This very well-known Reading town centre building has undergone significant refurbishment work which has transformed it into the quality office accommodation that occupiers rightly demand.

“We are delighted to bring three great tenants to our growing roster of occupiers at RBH, following on from the major lettings to NHS Blood Transfusion Service and Spire Healthcare Limited last year.”

Reading Bridge House offers high quality office accommodation with air conditioning, LED lighting, upgraded power supplies and great connectivity to meet modern business needs.

It has been refurbished to a high-quality finish to create a welcoming environment for visitors and staff, including a café, manned reception, high specification showers and lockers and designated bike storage.

Reading Bridge House is a three-minute walk from Reading station, with frequent direct trains into London Paddington taking just 23 minutes. There are also excellent road connections, with Reading served by three motorway junctions (M4 J10, 11 & 12).

Vail Williams has been advising public and private sector organisations across the Thames Valley for more than 30 years and has one of the largest multidisciplinary property teams in the region.
