Boehringer Ingelheim Leases 36,500 sq ft Of Office Space At Winnersh Triangle

Global pharmaceutical company Boehringer Ingelheim has leased 36,479 square feet at 1180 Winnersh Triangle, a 1.5 million sq ft mixed-use science and technology park in Reading.

The firm has agreed terms with landlord Frasers Property UK and signed for the third and part of the fourth floors on a 10-year lease.

The family-owned company, founded in 1885 and headquartered in Ingelheim, Germany, is active in both human and animal health and focuses on developing innovative therapies that can improve and extend lives in areas of high unmet medical need.

Boehringer Ingelheim is currently based on Ellesfield Ave, Bracknell, where they have been for over 50 years, and will be relocating to its new premises in Q2 2026.

Winnersh Triangle is owned and managed by Frasers Property UK and is home to leading global science and technology brands, with over 80% of space occupied by businesses operating in the knowledge, data, technology and science sectors.

Cushman & Wakefield acted for Boehringer Ingelheim, with CBRE and Hollis Hockley representing Frasers Property UK.

Mark Denford, International Partner in Cushman & Wakefield’s South East Offices team, said: “This is an excellent outcome. Our client’s main requirement was to identify a suitable building of Grade A specification with good accessibility and strong environmental credentials, and 1180 Winnersh Triangle does just that. It will provide Boehringer Ingelheim employees with a new UK headquarters that is contemporary and vibrant, with a strong emphasis on employee wellbeing, fitness, and collaboration.”

Ben Moynihan, Finance Director for Boehringer Ingelheim UK & Ireland, said: “Boehringer Ingelheim is delighted to confirm our move to 1180 Winnersh Triangle. The new location provides a high-quality environment that complements our ever-evolving ways of working and that will enable all of our employees to collaborate, innovate, and continue to put patients and customers at the heart of everything we do.”

Following the move to Winnersh Triangle, Cushman & Wakefield will also be acting on the sale of Boehringer Ingelheim’s current site for redevelopment.
